- Agents and Assistants — cannot do this.

Steps
- Step 1: Open Buyer & Seller Guides, choose New Guide, then choose Buyer Guide or Seller Guide and one of the two built-in designs.
- Step 2: Use the section navigator to edit headings and body text, add or remove up to eight bullets, hide optional content, and move each known section up or down.
- Step 3: Edit the Welcome or agent/about section like any other section. Add local transaction guidance in Important Notes; do not copy mandatory brokerage disclosures there.
- Step 4: Choose one approved cover image, select the agent shown on the Guide, and control whether the logo, agent photo, and contact information appear.
- Step 5: Review the preview, then Save. Choose Generate PDF to create a file from your saved Guide.
- Step 6: Watch Processing change to Ready. Download a ready PDF, Retry a retryable failure, or Regenerate an expired version.
- Step 7: To share a Ready Guide, choose Email this Guide, select one contact, and choose Continue to email. You can also choose an email template before or after selecting the contact. NextAccord preselects that one Guide PDF in the existing composer when sending through a connected Gmail or Outlook mailbox. Download remains available for other workflows.
What success looks like
- The Guide reloads with section order, visibility, presentation settings, and Important Notes intact.
- The preview reflects meaningful edits without generating a PDF on each keystroke.
- A saved version reaches Ready and downloads through an authorized short-lived grant.
Important: Mandatory brokerage or compliance disclosures are server-resolved, non-hideable, and separate from editable Important Notes.
Important: Generating never uses unsaved browser state.
Important: Archived Guides are read-only. Reopen one before editing, retrying, or regenerating.
Common problems
- The Guide changed since you loaded it.
- Refresh the page, review the newer saved content, and apply your edit again.
- A cover image cannot be selected.
- Wait until its security checks and image processing finish. It must be Ready and include alt text.
- PDF generation failed or expired.
- Use Retry when offered. For an expired file, choose Regenerate. If PDF creation is unavailable, try again after an administrator restores the secure file service.
Good to know
- The preview shows content, order, branding, and design style; the final PDF determines page breaks.
- The 20 most recent saved versions appear in Guide history.
- Replacing a logo, headshot, or cover image does not alter an already saved version.
