A marketing material is a bounded, structured design bound to a Property (or a multi-property showcase). Choose the represented agent customers should see, then control whether the reusable account logo, that agent’s profile photo, and contact details appear. The creator or editor may be a different teammate. Generated files use the identity captured with that saved version.

- Owners and Admins — can do this for any record or setting in the account.
- Agents and Assistants — cannot do this.

Steps
- Step 1: Open Marketing Materials and create one. Choose a starting design and bind it to the Property or Listing it is about.
- Step 2: Edit the design fields. Content is bounded — arbitrary HTML, scripts, and embeds are not accepted; images come from authorized Property images.
- Step 3: Choose the represented agent and review the logo, profile photo, contact, accent, and disclosure controls in Preview.
- Step 4: Use Preview to see the current draft resolved with branding and CRM data. Preview does not save.
- Step 5: Click Save when the material looks right. Duplicate the material to branch a variation.
- Step 6: Open the Generate files panel and pick the outputs you want — Property Flyer PDF, Just Listed graphic, Just Sold graphic, Square Social graphic, or Portrait Social graphic. Each output shows its status; when one is ready, use Download, and Retry any output that fails.
What success looks like
- Preview shows your branding, the bound listing’s details, and authorized images.
- The represented agent — not necessarily the creator or current editor — is the professional shown to customers.
- After you click Save, the Generate files panel is ready to produce outputs for the current version.
- A generated output reaches a ready state and downloads successfully.
Common problems
- An image will not appear in the design.
- Only Property images your account is authorized to use are available. Add or authorize the image on the Property first.
- A generated output is stuck processing or failed.
- Generation runs asynchronously. Give it a moment; if it fails, use Retry on that output. Ready downloads follow the standard private-file expiration rules.
- An agent cannot create a material.
- Authoring marketing content is limited to owners and admins. Viewing and downloading a generated output is open to everyone.
Good to know
- Files you generated from earlier saves stay available under Previous versions. That list keeps only the most recent saved versions; older ones age out.
- Replacing a profile photo or account logo does not change an existing saved version or files generated from it. A newly saved version captures the current identity.
- Brokerage-required name, color, or disclosure rules can override account or material preferences.
